Davidson County plus Murfreesboro, Franklin and the Middle Tennessee ring

DSCR loans in Nashville

Nashville rewards investors who underwrite the parcel, not the skyline. The metro’s growth story is real, but a DSCR file is decided by the rent opinion, the county tax bill and — for anything short-term — the zoning district.

Quick answer

Nashville is Tennessee’s highest-priced major rental market, so DSCR deals here usually stand or fall on equity and property type: the coverage ratio on a single-family home in a hot zip code is often tight, while townhomes, condos and 2–4 unit properties can carry the payment more comfortably. Short-term rental income only counts where Metro will permit an investor STR, and new non-owner-occupied permits are limited to certain commercial and mixed-use districts. Our business-purpose programs cover non-owner-occupied 1–4 unit property across the metro.

Nashville market snapshot — benchmarks, not quotes

Nashville’s rental demand rests on sustained population and job growth across Middle Tennessee, a large base of renters priced out of ownership, and steady household formation in the ring counties. For an investor, the useful reading is directional: entry prices in the urban core are high relative to rents, so coverage often works better in the inner suburbs and the Rutherford and Wilson County corridors than in the trendiest Davidson County neighborhoods.

Prices and rentsThe U.S. Census Bureau’s ACS 2024 one-year estimates put the Nashville-Davidson median home value at $438,800 and the median gross rent at $1,669; Murfreesboro sits near a $456,700 median value with a $1,680 median gross rent. These are general market benchmarks, not a loan offer, and individual parcels vary widely by neighborhood and condition.
Fair Market Rent cross-checkHUD’s FY2027 Fair Market Rents for the Nashville-Davidson–Murfreesboro–Franklin area are $1,798 for a two-bedroom and $2,309 for a three-bedroom (effective October 1, 2026). FMRs are a program benchmark, not a rent appraisal — the appraiser’s market-rent opinion on your property is what a lender uses.
Property taxesTennessee assesses residential property at one-quarter of appraised value, with the local rate applied per $100 of assessed value. Davidson County and the ring counties set their own rates, and reappraisal cycles can move the bill after a purchase. Pull the current figure from the county trustee for the specific parcel.
Short-term rental rulesEvery STR in Nashville needs a Metro Codes permit. New non-owner-occupied permits are not available in the AR2a, R, RS and RM residential zoning districts; they are limited to certain commercial and mixed-use districts. Existing residential permits can renew but cannot transfer to a buyer — check Metro’s STR property search before counting on STR income.

Where the Nashville rental math comes from

These are the areas we see most in Nashville investor files, with the practical note that matters for each one. They are descriptions of market character, not recommendations to buy.

East Nashville and Inglewood

Older housing stock with deep tenant demand; renovation scopes are common and rents vary street by street.

Antioch, Cane Ridge and Southeast Nashville

Newer inventory at lower entry prices than the core; a frequent answer when core coverage is tight.

Madison and Goodlettsville

Established rental corridors north of the river with working-class tenant demand and modest price points.

Murfreesboro and Smyrna (Rutherford County)

A university city inside the metro orbit; strong family rental demand along the I-24 corridor.

Franklin and Brentwood (Williamson County)

Top-of-market prices; coverage usually needs substantial equity. Corporate relocation demand supports rents.

Lebanon and Mt. Juliet (Wilson County)

Growth corridor east of the core where newer single-family rentals often pencil better than Davidson County.

Underwrite the property type, not the neighborhood brand

In Nashville, the same budget buys a tight-coverage bungalow in a marquee zip code or a comfortable-coverage townhome fifteen minutes out. Wholesale DSCR programs treat them the same way the math does: the rent divided by the obligation. Investors who start with the coverage ratio rather than the neighborhood name usually find the deal that actually closes.

Treat STR income as a zoning question first

A Nashville property can look like a short-term rental goldmine and be legally unable to operate as one. New non-owner-occupied STR permits are confined to certain commercial and mixed-use districts, and an existing residential permit does not transfer to a buyer. Underwrite every Nashville purchase to long-term market rent; if a lawful permit path exists, treat the STR income as upside.

Watch the reappraisal, not just the rate

Middle Tennessee counties reappraise on cycles, and a purchase price well above the last appraisal invites a higher assessed value. A file that clears coverage on the seller’s tax bill can miss on yours. Model the post-purchase bill with the assessor’s current figures for the parcel.

STR permitsMetro Codes issues STR permits; non-owner-occupied permits are limited to certain commercial and mixed-use districts and do not transfer on sale in residential districts.
LLC vestingEntity vesting is normal for business-purpose investment loans. Use the exact entity name registered with the Tennessee Secretary of State so title, insurance and loan documents match.

Nashville questions

  • Can I get a DSCR loan for a Nashville Airbnb?

Only where an investor short-term rental is lawful. Nashville does not issue new non-owner-occupied STR permits in its AR2a, R, RS and RM residential zoning districts, and existing residential permits do not transfer to a buyer. If the parcel cannot be permitted, plan to qualify on long-term market rent.

  • Are Nashville prices too high for DSCR coverage?

Some are. Coverage is rent divided by the full monthly obligation, and core Nashville prices often outrun core rents. Townhomes, condos, 2–4 unit properties and the ring counties frequently produce stronger ratios than marquee single-family zip codes.

  • How are Nashville property taxes figured for a rental?

Tennessee assesses residential property at one-quarter of appraised value, then applies the local rate per $100 of assessed value. Davidson County’s bill depends on the current appraisal and the combined rate; use the trustee’s figure for the specific parcel, especially after a reappraisal.

  • Can I close a Nashville DSCR loan in an LLC?

Usually yes, with personal guarantees from the members. Have the entity documents and a good-standing certificate ready, and make sure the entity name matches across the contract, title commitment and insurance.
