DSCR purchase financing for Tennessee rentals
You found the property. The question a DSCR loan answers is narrow: does the rent cover the payment? If the coverage works and the file is clean, your personal income documentation stays out of the conversation.
Quick answer
A DSCR purchase loan lets you buy a Tennessee rental property and qualify on the rent the property can command compared with its full monthly payment, instead of your personal tax returns or W-2 income. It is business-purpose financing for non-owner-occupied property — single-family rentals, townhomes, condos and 2–4 unit buildings across Tennessee — arranged through wholesale lenders by a broker who shops the file.
- Non-owner-occupied purchases
- LLC or personal vesting
- 1–4 unit Tennessee rentals
What a DSCR purchase loan actually underwrites
A conventional investment-property mortgage spends most of its energy on you: tax returns, pay stubs, debt-to-income ratios, explanations for every deposit. A DSCR purchase loan spends most of its energy on the property. The lender wants an appraisal with a market-rent opinion, a purchase contract, evidence the taxes and insurance are what you say they are, and a coverage ratio — the rent divided by the full monthly obligation of principal, interest, taxes, insurance and any HOA dues — that clears the program’s floor.
Your credit history still matters, your liquidity still matters, and the down payment still matters. But the qualifying question is whether the property carries the debt, which is why investors with complex tax returns, multiple entities or full-time businesses tend to prefer this structure.
Everything on this site is business-purpose only. The property must be non-owner-occupied — you cannot live in it, and you will sign occupancy and business-purpose statements saying so.
How the coverage ratio decides a Tennessee purchase
Take a Knoxville single-family rental under contract with expected rent of $1,650 a month. Suppose the full monthly obligation on the loan amount you want — principal, interest, taxes, insurance, no HOA — computes to $1,400 at the rate and term you are quoted. The coverage ratio is $1,650 divided by $1,400, about 1.18. Whether that clears depends on the program: each wholesale lender sets its own minimum, and floors move with credit, leverage, loan size and property type.
If the ratio comes up short, the levers are price, down payment, loan structure and the rent evidence itself. A smaller loan against the same rent raises the ratio. A stronger rent opinion — supported by comparable rentals in similar condition — raises it too. This is why we ask for the address early: the rent opinion and the county tax figure are the two inputs most likely to move the answer.
- Ratio below 1.00 — the rent does not cover the obligation; expect to restructure or bring more cash.
- Around 1.00 to 1.20 — it covers on paper; fewer programs, tighter terms.
- Above roughly 1.20 — more programs open up; exact floors are set by each lender.
What a Tennessee purchase file needs
The cleanest files arrive with the contract, the address and county, a realistic rent number with support (an active listing history, a lease in place, or a property manager’s letter), insurance quotes, and the borrowing entity’s documents if you are buying in an LLC. Tennessee investors routinely close in an LLC with personal guarantees from the members — have the articles of organization, operating agreement and a good-standing certificate ready.
For a short-term rental purchase, add the permit picture. Nashville does not issue new non-owner-occupied STR permits in its AR2a, R, RS and RM residential zoning districts, and Memphis requires a permit per unit. If the property cannot lawfully operate as an STR, plan to qualify on long-term market rent.
Where a broker earns the fee on a purchase
Wholesale DSCR programs differ on the things that decide real files: minimum coverage floors, how they count short-term rental income, reserve requirements, whether they allow a condo or a 2–4 unit, and how they price a given credit and leverage combination. One program may decline a Smokies cabin that another welcomes. Our job is to know which wholesale lenders cover the Tennessee county and property type you are buying, place the file with the one that fits, and coordinate it through closing.
Loan Daddy LLC is a mortgage broker, not a lender. The funding lender underwrites and approves the loan; we shop, structure and manage the process.
Purchase financing questions
Can I buy a Tennessee rental in an LLC with a DSCR loan?
Usually yes. Most wholesale DSCR programs allow LLC vesting with personal guarantees from the members. Have the entity’s formation documents and a good-standing certificate ready so title, insurance and loan documents line up.
Do I need tax returns for a DSCR purchase loan?
Generally no. DSCR programs qualify the property on its rent coverage, so personal tax returns and W-2s are typically not part of the file. Credit, reserves and equity still matter.
Can I use projected Airbnb income for a purchase?
Only where a non-owner-occupied short-term rental is lawful and the program accepts STR income. In Nashville, new investor STR permits are limited to certain commercial and mixed-use districts, so many purchases are qualified on long-term market rent instead.
What DSCR ratio do I need to buy?
Each wholesale lender sets its own minimum, and it varies with credit, leverage, loan size and property type. Ratios above 1.00 — rent higher than the full payment — generally open more options. Divide the rent the lender accepts by principal, interest, taxes, insurance and HOA dues to see where a property lands.
