Rate-term DSCR refinance for Tennessee investors
A rental that has moved from repairs to stable occupancy may need different financing than it needed at acquisition. Compare the replacement loan against the debt you already have, including costs and the way you expect to hold or sell the property.
Quick answer
A rate-term DSCR refinance replaces existing debt on a non-owner-occupied Tennessee rental without a planned equity withdrawal. Investors use it to leave bridge financing or change the repayment structure of an investment loan. The new lender still reviews the property’s value, eligible rent and proposed debt service before deciding whether the refinance qualifies.
- Bridge financing exits
- Stabilized investment rentals
- Term and structure changes
Move from temporary financing to a rental hold
A bridge or hard-money loan can fit an acquisition with repairs, but its maturity may not match a long-term rental plan. Once a Knoxville house is habitable and leased, a DSCR refinance may provide a different structure based on rental coverage. The lender needs to see the property as it exists now, not only the renovation budget or your original projections.
Send the current note, payoff details, lease and repair history early in the review. Identify any maturity date, extension terms and charge for early repayment. Those obligations remain in place while you explore alternatives. Do not treat a preliminary quote as an approved exit or assume the old loan will be extended if the new file needs additional documentation.
Compare the whole structure rather than one payment
Changing the repayment term can change monthly debt service without necessarily reducing the total cost of borrowing. A structure that delays principal reduction may help current cash flow but leave a larger balance later. Ask how the balance changes over time, whether the payment can adjust and what happens at maturity. The appropriate comparison depends on your expected holding period.
Include appraisal charges, title expenses, lender charges and broker compensation in that comparison. Determine whether eligible costs are paid at closing or included in the replacement balance under the selected program. A lower monthly obligation may take time to offset transaction costs, and a planned sale could arrive before you recover them. Keeping the current loan can be the better business decision.
Qualify again on the property’s current numbers
Not taking cash does not remove the appraisal or rent review. The lender evaluates the current value, property condition and debt service coverage ratio, or DSCR. For a residential rental, qualifying debt service commonly includes principal, interest, property taxes, insurance and association dues. Updated insurance or tax information can change the result even when the requested balance closely matches the existing debt.
Provide an executed lease and disclose concessions, vacancies or tenants who are behind on rent. An appraisal’s market-rent opinion may differ from the lease, and programs have different rules for choosing an eligible figure. If the accepted rent cannot support the proposed obligation, you may need to reduce the balance with cash, revise the structure or retain the current financing.
Keep the payoff, ownership and business purpose aligned
A Tennessee title review identifies the liens that must be addressed in the refinance. Supply accurate payoff information for each obligation and explain any recent transfer into an LLC. The borrowing entity, property insurance and title documents need to describe the same ownership arrangement. A program may classify certain debt payoffs differently, so a loan without a cash distribution is not automatically eligible as rate-term.
Loan Daddy LLC is a mortgage broker, not a lender. We arrange business-purpose financing for non-owner-occupied rentals and compare wholesale programs against your current debt and intended exit. The lender determines the transaction classification, underwriting conditions and final terms. Keep the focus on whether the replacement financing improves your investment plan after costs, not whether refinancing is available in principle.
Rate-term refinance questions
Can a DSCR refinance replace hard-money debt?
It may, once the property and borrower meet the selected program’s requirements. Completed repairs, supported rent, acceptable condition and a documented payoff matter. The existing financing does not establish eligibility for the replacement loan.
Do I still need an appraisal without taking cash?
Expect a valuation review under the lender’s requirements. A rate-term transaction still needs enough property value and rental support for the requested balance. Your prior appraisal may not satisfy the new program’s documentation rules.
Can closing costs be included in the new balance?
Some programs permit eligible costs within the loan, subject to their transaction and equity rules. Adding costs also changes the payment and coverage calculation. Request a comparison with costs paid separately before choosing a structure.
Is rate-term refinancing always cheaper than keeping my loan?
No. Compare total transaction costs, repayment terms and any existing prepayment charge with the expected benefit over your holding period. A refinance that improves one monthly figure may still be a poor fit for an upcoming sale.
