DSCR loans for Tennessee rental property

A DSCR loan answers one question: does the rent cover the payment? For Tennessee investors, that means qualifying on the property instead of your tax returns — whether you are buying a Memphis cash-flow house, refinancing a Knoxville fourplex or blanket-financing a string of rentals.

Quick answer

A DSCR loan is business-purpose rental financing qualified on the property’s debt service coverage ratio — monthly rent divided by the full monthly payment of principal, interest, taxes, insurance and HOA dues. In Tennessee, wholesale DSCR programs cover single-family rentals, condos, townhomes, 2–4 unit buildings and small multifamily, for purchases and refinances. DSCR Loans Tennessee arranges these loans as a broker; the funding lender underwrites and approves.

How a DSCR loan is different

Most mortgage underwriting starts with you: tax returns, pay stubs, debt-to-income ratios. DSCR underwriting starts with the property. If the rent the lender accepts covers the full monthly obligation at the ratio the program requires — and the credit, reserves and equity clear — the file works. That is why investors with multiple entities, heavy depreciation or a dozen properties tend to land here.

The tradeoffs are real, and we say them out loud: pricing differs from agency loans, prepayment structures are common, and the property has to carry the debt on paper. For a side-by-side read, see DSCR vs. conventional investor financing and DSCR vs. hard money.

What the ratio looks like in practice

A Chattanooga duplex renting for a combined $2,100 a month with a full monthly obligation of $1,750 — principal, interest, taxes, insurance, no HOA — carries a ratio of 1.20. Whether 1.20 clears depends on the program, your credit, the leverage and the loan size; each wholesale lender sets its own floor. The DSCR calculator lets you run your own property, and the guide to how the ratio works walks the arithmetic with Tennessee examples.

Why a broker for a product like this

Wholesale DSCR programs differ on the things that decide real files: coverage floors, how they treat short-term rental income, reserve requirements, condo and 2–4 unit appetite, and small-balance multifamily limits. A single lender sees its own sheet. As a broker, we see the shelf — and we place your Tennessee file with the program that actually fits it.

DSCR loan basics

  • What is a DSCR loan?

A debt service coverage ratio loan qualifies an investment property on its rent compared with the full monthly obligation — principal, interest, taxes, insurance and HOA dues — instead of the borrower’s personal income. It is business-purpose financing for non-owner-occupied property.

  • What can I finance with a DSCR loan in Tennessee?

Single-family rentals, townhomes, warrantable condos, 2–4 unit properties, 5–10 unit small multifamily through small-balance programs, short-term rentals where lawful, and portfolios of several properties. All business-purpose and non-owner-occupied.

  • Do I qualify with my income or the property’s rent?

The rent. The coverage ratio — rent divided by the full monthly obligation — is the qualifying test. Credit, reserves and equity still matter, but personal tax returns and W-2s generally are not part of the file.

  • Who funds the loan?

The wholesale lender we place your file with. DSCR Loans Tennessee is a brand of Loan Daddy LLC, a mortgage broker: we shop the programs, structure the file and coordinate closing. The funding lender underwrites, approves and funds.
