Tennessee DSCR loans for long-term and short-term rentals
Tennessee rental investors can qualify on the property’s rent compared with its full monthly payment, without personal tax returns. We arrange these business-purpose loans through wholesale lender partners for non-owner-occupied homes, condos, 2–4 unit buildings, small multifamily and, where lawful, short-term rentals — from Memphis to the Smokies.
Close in as little as 14-21 days when all documents are submitted on time. Typical closing is about 30 days.

Quick answer
A DSCR loan qualifies a Tennessee rental on its debt service coverage ratio — monthly rent divided by the full monthly obligation of principal, interest, taxes, insurance and HOA dues — rather than on your personal income. DSCR Loans Tennessee is a brand of Loan Daddy LLC, a mortgage broker (NMLS #2827624): we shop wholesale lender programs, structure the file, and coordinate it to closing. Business-purpose, non-owner-occupied investment property only.
Financing that reads Tennessee the way you do
Qualified on the rent, not your tax returns
The property is the business, and the lender underwrites the business: rent compared with principal, interest, taxes, insurance and HOA dues. Personal income documentation generally stays out of the file.
A broker who shops, not a lender who sells
Loan Daddy LLC is a mortgage broker, not a lender. We compare wholesale DSCR programs that cover your Tennessee county and property type, place the file where it fits, and coordinate it through closing.
Tennessee rules, already accounted for
Nashville’s STR permit districts, Memphis per-unit permits, the URLTA’s large-county landlord rules, reappraisal cycles and storm-belt insurance — the local wrinkles are part of the underwriting conversation from the first call.
Business-purpose only, said plainly
Every program on this site is for non-owner-occupied investment property. If you plan to live in the home, we will tell you on the first form instead of wasting your time.

Address or zip, price or balance, expected rent, and how the property will be used. Two minutes on the form, or start with the calculator if you are still shopping.
We run the coverage and the county
We model the rent against the full monthly obligation, check the local tax and insurance picture, and flag anything local — a Nashville zoning district, a Memphis permit, a Smokies covenant — that changes the answer.

Honest comparisons, no hype
DSCR financing is not the only way to fund a Tennessee rental, and it is not always the right one. We publish side-by-side comparisons — DSCR vs. hard money, DSCR vs. conventional investor loans, short-term vs. long-term rental underwriting — so you can pick the structure with open eyes. Questions investors ask first
Can I get a DSCR loan in Tennessee?
Yes, for business-purpose, non-owner-occupied investment property. Wholesale DSCR programs cover Tennessee single-family homes, townhomes, warrantable condos and 2–4 unit buildings, and 5–10 unit buildings through small-balance programs. Each lender sets its own rules for credit, reserves and equity, and the rent-to-payment ratio and the property still have to work. DSCR Loans Tennessee is a brand of Loan Daddy LLC, a mortgage broker — we compare wholesale programs that cover your county and property type, then coordinate the loan through closing.
What are the requirements for a DSCR loan in Tennessee?
Lenders typically look at credit, reserves, equity, an appraisal with a rent schedule, a lease or market-rent support, insurance, and entity documents if you buy in an LLC. Personal tax returns and W-2s generally are not used. Requirements differ by lender and change with the coverage ratio, property type and loan size, so there is no single Tennessee standard. Have a clear plan for long-term versus short-term rental use, because that decision affects which programs fit and how income is documented.
What DSCR ratio do I need?
Each wholesale program sets its own minimum. Ratios above 1.00 — rent higher than the full monthly payment — usually open more options, and some programs consider coverage at or below 1.00 with tighter terms. Divide the monthly rent the lender accepts by principal, interest, taxes, insurance and HOA dues to get your ratio. For example, a Knoxville house renting for $1,650 with a $1,400 full monthly obligation comes out to about 1.18.
Can I get a DSCR loan in an LLC?
Usually yes. Most wholesale DSCR programs allow closing in an LLC with personal guarantees from the members. Have the articles of organization, operating agreement and a good-standing certificate from the Tennessee Secretary of State ready, and use the exact registered entity name on the contract, title commitment and insurance so the documents line up.
