What a broker does, and does not, decide
Loan Daddy LLC arranges and shops financing from wholesale lenders. The wholesale lender that funds a loan underwrites it, sets its conditions, makes the credit decision and delivers the funds. Nothing on this site is an offer of specific loan terms, a rate quote, or a commitment to lend — pricing comes from wholesale lender partners, is built file by file on credit, leverage, coverage, property type and loan size, and changes with the market.

Tennessee notes
This site arranges business-purpose financing for non-owner-occupied investment property in Tennessee. The Tennessee Residential Lending, Brokerage and Servicing Act (T.C.A. 45-13-105(25)) defines a “residential mortgage loan” as a loan primarily for personal, family or household use; business-purpose loans for non-owner-occupied investment property appear to fall outside that definition.
